How it works

From a survey to a walk-through

Six steps, in this order, on every job.

  1. 01
    Day one

    Step 1: The survey

Two of us spend most of a day in the building. We measure, probe and photograph, and ask what you've noticed.

  2. 02
    After the survey

    Step 2: The report

A written report in plain language: what we found, what it means, and three lists: fix now, fix next, leave alone.

  3. 03
    Your decision

    Step 3: The scope

We agree on the fix-now work, and what happens to the rest. Permits are checked here.

  4. 04
    In writing

    Step 4: The estimate

A written price for each job in the scope, with allowances and exclusions named.

  5. 05
    On site

    Step 5: The work

Our crew, in the order the building needs. We show you what we open, and write a change order with photos if the plan changes.

  6. 06
    Finish

    Step 6: The walk-through

We walk the finished work with you, make a list of anything to fix, and give you the paperwork.

Week one

What happens when the work starts

Who comes, what is protected and what is shut off.

On the first morning Renee Pinkney, our site lead, walks the job with you and the crew. Floors and furniture are covered, the work area is sealed with plastic, and a path to a kitchen and a bathroom stays open. You'll know when water, power or heat will be off, and for how long.

Before the first cut

  • Floors, stairs and furniture covered

  • A dust wall and a clear route in and out

  • A site lead you can text, every working day

  • Old paint handled under the federal renovation rule

  • Daily clean-up before we leave

Questions about the work

Who is in my house, and who is my contact?

Our crew of carpenters and masons, led on site by Renee Pinkney. She is your contact every working day. Fiona Atwood visits at each stage.

How do change orders work?

If the work changes, we stop, show you with photographs, and write a change order that says what changed and what it costs. We don't go on until you have signed it.

Can we stay in the house?

Usually, yes. The survey says which parts should be empty and when.
